Cabins That Became Houses

Regina Beach was settled around 1880 and incorporated as a village in 1920, and for most of that time it was a summer place. Town status came in 1980, and the permanent population has been climbing since, from 1,081 in 2011 to 1,292 in 2021. A lot of that growth happened inside buildings that were originally seasonal, and a cabin roof converted to full-time use carries a problem it was never designed for. Summer use meant nobody cared what the attic did in January. Now there is a heated house underneath, snow sitting on a shallow pitch above it, and often nothing between them but thin insulation and a couple of holes in a gable end.

The result is predictable. Heat melts the snowpack from below, the water reaches the cold overhang and freezes, and ice builds at the eave every winter until it backs water under the shingles. Cabin pitches are shallow, which makes it worse, because a low slope gives water less help moving off and more time to sit. Fixing a Regina Beach conversion properly means air sealing the ceiling plane, getting real insulation depth in above it, opening an intake at the soffit and an exhaust near the ridge, and carrying ice-and-water membrane well past the inside face of the exterior wall.
